What Is the Thirumazhisai Loop Road Project?
The Loop Road is a 30-meter-wide arterial connector designed to link the Outer Ring Road (ORR) with the Bengaluru Highway (NH-48) through Thirumazhisai. Developed under the Land Pooling Area Development Scheme (LPADS) by the Chennai Metropolitan Development Authority (CMDA), it forms the backbone of the Thirumazhisai New Town master plan spanning over 1,600 acres
The strategy involves:
Detailed proposals outline land-use distribution: approximately 9.84% for the loop road itself, about 40.8% for residential zones, 19.07% for commercial, 16.1% for mixed-use, nearly 10% for recreational areas, and the rest for water bodies and amenities.
Why It Matters
Connectivity & Urban Integration
The Loop Road enhances transit efficiency, reducing traffic pressures on major roads like Poonamallee and Mount Road. It will facilitate better access to key corridors, support the upcoming Kuthambakkam Bus Terminus, and anchor future Chennai Metro (Phase 2, Line 4 extension), promoting multi-modal travel.
Structured Urban Growth
The project brings order to urban expansion, integrating infrastructure such as stormwater drains, sewerage, water supply, and public parks. Cluster-based planning ensures important urban services are within an 800–1,000 m walking radius, fostering a sustainable, mixed-use satellite township.
Economic & Innovation Hub
Thirumazhisai is envisioned as an innovation city, with zones for research and development, knowledge campuses, and business clusters. It’s poised to generate roughly 25,000 new jobs and host a wellness zone promoting traditional practices like Ayurveda, Siddha, and Unani.
Funding & Long-Term Vision
The ₹8,000 crore funding from the 15th Finance Commission supports the overall satellite township development. Feedback Infra Pvt Ltd is creating a 20-year roadmap (2025–2045) to guide systematic, phased development.
