Being developed under the CMDA Land Pooling Scheme, this satellite township spans over 1,600 acres across numerous villages, offering 60% land return to owners, and is planned for mixed-use, green spaces, and robust infrastructure.

 

A 30-meter-wide Loop Road will interlink the Outer Ring Road (ORR) and NH 48, enabling smooth transit and supporting new job zones

CMDA’s "15-minute city" model is being rolled out near Kuthambakkam Bus Terminus — a compact, walkable zone focused on innovation, R&D, and startup hubs.

 

Under a 20-year master plan (2025–2045), Thirumazhisai will emerge as a high-density, transit-oriented satellite city with wellness zones and job creation (aiming to generate approx. 25,000 jobs)

Residential projects like Sunshine City and Purva Raagam are underway, offering township-style living with integrated amenities.
