Parandur Greenfield Airport – Emerging Aviation & Economic Hub

Parandur Greenfield Airport, situated about 60–75 km southwest of Chennai in Kanchipuram district, is envisioned as the city's second major aviation gateway. Approved by the Centre under the Greenfield Airports policy, the project is being driven by TIDCO with an estimated investment of ₹20,000–₹32,700 crore.

 

Key Design Features:

Spanning nearly 4,970 acres, or approximately 5,000 acres, around half of which are wetlands.
Incorporates two parallel runways with passenger terminals centrally located between them, enabling rapid aircraft movement.
Major components include three terminals, a cargo village, and integration with a multimodal logistics park, enhancing trade capability.

Designed for phased rollout: Phase-1 (2026–28), with final completion around 2046. Full capacity is projected at 100 million passengers annually.

 

Environmental & Social Considerations:

Being developed largely over water bodies—including Nelvoy Lake—for runway and terminal infrastructure. Rainwater harvesting strategies have been planned to preserve key wetlands.
The site has raised environmental concerns due to migratory bird habitats, wetland loss, hydrological sensitivity, and its proximity to the INS Rajali naval air station.


Land acquisition impacts 13–20 villages and includes extensive resettlement and compensation initiatives. The state has unveiled a rehabilitation plan offering ₹35–60 lakh per acre—or more in negotiated cases—with optional housing or jobs for affected landowners.

1. Transport & Connectivity:

Metro Expansion: Chennai Metro’s Phase II Corridor 4 (Yellow Line) is planned to extend from Poonamallee to Parandur (approx. 44 km, 20 stations), firmly linking the airport to the city.
Expressway Linkage: The airport sits close to the upcoming Chennai–Bengaluru Expressway, ensuring swift road access.

Additional Road Infrastructure: Integration with future Chennai Peripheral Ring Road and High-Speed Rail corridors enhances regional connectivity.

The airport is expected to catalyse the development of industrial zones, logistics hubs, and special economic zones, especially benefiting Sriperumbudur and surrounding areas.

Real estate interest is surging—developers are eyeing integrated townships, residential plots, commercial spaces, and hotels. Property prices are expected to rise by 15% and are predicted to follow patterns similar to growth seen near Bangalore and Hyderabad airports.
